In South Carolina, the landscape of homeownership is shifting. One in 743 houses now faces a foreclosure filing, reflecting a troubling trend that experts believe needs urgent attention.

Although these numbers remain below pre-pandemic levels, the reality is stark. Columbia, for instance, has a filing rate of one in every 440 housing units. This rise in foreclosures hints at deeper issues within the housing market—issues tied to rising mortgage payments and declining housing affordability.

Adam Pretorius from SoFi noted, “What stood out in this report to me was just that we usually think of the Midwest and notably Iowa as a safe haven for real estate.” Yet, even Iowa isn’t immune; its foreclosure rate ranks 14th in the country, with one foreclosure for every 3,456 homes.

The situation in Iowa has also worsened over the last two years. Counties like Van Buren, Palo Alto, and Fayette are experiencing some of the highest rates. Rising insurance costs—up by 78 percent from 2012 to 2024—are compounding the problem for many homeowners struggling to keep up with their mortgage payments.

Tracy Hightshoe emphasized the importance of addressing these challenges: “Every community needs housing at every level so that all your residents have a safe, affordable place to live.” The current trends suggest that many families may soon find themselves without that assurance.

As observers look ahead, there’s concern about what these rising foreclosure rates might mean for local communities. With economic pressures mounting and housing affordability slipping away, officials fear a potential wave of displacement. They urge action to ensure that families can maintain their homes and contribute positively to their neighborhoods.

This complex interplay of factors—economic shifts, rising costs, and changing demographics—paints a worrying picture for both South Carolina and Iowa as they navigate these turbulent waters in their housing markets.
